Conversation

Week 0

A 30-minute call, then a site walk. We look at the space, the constraints, and what you actually want from the project. No charge, no pressure.

Design Direction

Weeks 1–4

Drawings or a finish direction depending on scope. For renovations, our designer runs material and layout choices. For custom builds, we coordinate with your architect.

Written Estimate

Week 4–6

A line-itemed, fixed-scope estimate. No vague allowances. You see what every trade and material costs, in writing, before you commit.

Contract & Permits

Weeks 6–10

Construction contract signed, permits pulled, Tarion enrolment filed if applicable. Schedule confirmed with all trades before we mobilize.

05

Build

Weeks 10+

Owner-operated site management. Weekly photo updates. Zip-wall site protection. Daily broom-clean. Trades you'll see again next year.

06

Handover & Care

Final week

Walkthrough, deficiency list closed within days, systems training, and a one-year workmanship guarantee. We answer the phone after handover.
